On this Party Wall project in South West London our Party Wall Surveying team acted as the adjoining owners’ surveyor on behalf of two respective leasehold owners.

The building owner’s proposed construction works included the formation of a single storey rear extension and as such the excavations were to a deeper level than that of the adjoining owners’ existing foundations and were also within 3 metres of their┬áproperty.

Under the Party Wall etc Act 1996, this meant that Section 6(1) was applicable and therefore a Notice of Adjacent Excavation had to be served a minimum of 1 month in advance of the construction works commencing.
