On this project the Berry Lodge Party Wall Surveying team acted as the Agreed Party Wall Surveyor and undertook numerous Party Wall Awards for the owners.
The properties were based in Wembley and were typical 1930’s terraced houses, some having been converted into flats.
As there were multiple different building owners, there were multiple different types of construction work for each different house. The works therefore included chimney breast removal, loft conversions, rear extensions and internal structural works.
As the drains ran parallel to the rear of the properties, as is often common on terraced houses, the building owners had to obtain ‘Thames Build Over’ agreements from Thames Water.
As part of the build over agreement the building owners had to ensure that the proposed foundations bridged the drains. As you can see in the drawings in this instance it was done using a lintel bedded into the foundation.
Our Party Wall team not only served multiple Party Wall Notices upon the adjoining owners, we also undertook thorough Schedule of Condition Reports and agreed full Party Wall Awards.
