If you are purchasing a property that is older than 10 years, quite simply, there will be no form of warranty in place, therefore you are effectively going to be the person liable for making good any defects or damage should they arise the property.
Therefore, in order to make a fully-informed decision on a property you are purchasing it is key to have a Pre-purchase Survey undertaken to ensure that you are fully aware of the property, its condition, any defects and most importantly the cost of making good those defects.
In our experience here at Berry Lodge, most properties will usually hold anywhere from 10-50 defects that at any one time could likely result in costs ranging from hundreds to tens of thousands of pounds.
Therefore, it is very important for a homebuyer to be fully aware of these defects, so that they can either take them into account when making their property purchase decisions, or alternatively can speak to the seller to see if they are willing to undertake repairs themselves, or if there is some type of renegotiation to be had on the agreed sale price.
